Building the Future: Melbourne's Rise in

Zero-Carbon Housing

New residential developments across Melbourne are being built to a zero-carbon ready standard. Build-to-rent projects and new apartment developments are incorporating high levels of thermal performance, all-electric systems, and on-site renewable energy as baseline features — not optional upgrades.

This is a structural shift in how the built environment is being planned. Where sustainability features were once added to meet minimum requirements or attract green-conscious tenants, they are increasingly designed in from the outset as a commercial and regulatory expectation.

For businesses operating in or supplying to this sector — construction, fit-out, facilities management, cleaning, and waste services among them — this sets a new baseline. Procurement decisions, service contracts, and operational practices are all subject to the sustainability standards embedded in these buildings.

From our experience working with clients across commercial and residential sectors, we are seeing this shift reflected in how building managers and body corporates approach waste management. The expectations around recycling performance, contamination reduction, and waste reporting are higher in new developments than they were even three years ago. That is a trend we expect to continue as zero-carbon ready design becomes the norm rather than the exception.
